What to check before you sign
- Title: ask for the seller's Certificado de Título and verify it at the Registro de Títulos.
- Maintenance arrears: unpaid condo fees follow the unit, not the seller.
- Furniture: put the inventory of what stays in the contract, not in a conversation.
- Closing costs: budget the 3% transfer tax plus legal fees.
- Water supply, backup generator and security matter more here than the finishes.
